What is a share window?
Each window offers an equal opportunity for sellers and a buying opportunity for buyers.
There are four fixed bi-weekly share windows that are available for sale and purchase.
For buyers, the fixed window offers equal access to all shares available for purchase, regardless of the size of the portfolio.
For sellers, the fixed window feature allows users to sell their shares at a predetermined time, allowing them to better manage their portfolio and take control of the sale process.
Each window lasts for 2 weeks, 200 shares are available for purchase every year.
Properties have time to adjust for sale after a lease is completed from initial purchase. This allows for a more accurate valuation of the property and a fairer period to set a realistic sale price in the next window.

What is a share?
A share is a unit of ownership in a company or financial asset. In the context of real estate, a share represents a portion of ownership in a property.
When you have a property during an exit window you can list the share to sell on the marketplace. When you list your shares, you can set the price you want to sell the share. When selling your shares you will have to see the share price you want to sell your shares for.

Can I buy shares in a property that is already sold?Yes, you can buy shares in a property if you missed out on the initial sale. If the property is listed on the marketplace, you can purchase shares in it as well as invest your time and manage your investment.

Are there any fees for selling on the exit window?
When there are no additional fees associated with selling the real estate.
There is a 1% management fee that the asset? 1% is due on the gross sale price of the property. This fee is used to cover the costs of managing the property which will be sold as part of the property as a whole.
There may be capital gains taxes on the total property purchase price. Please consult with your tax advisor for more information on the window feature. The specific fees and costs for your investment will be outlined in the offering documents.

How do I list my shares for sale during an exit window?To list your shares for sale, go to your portfolio and navigate “Sell your shares”. Select the property you want to sell and enter the number of shares you want to list under the “Available” tab. Navigate to the listing page and follow the on-screen instructions.

What happens if nobody buys my shares in a sale?
If your shares are not purchased during the exit window, they will be relisted discount at this discount.
If you choose to sell your shares after the exit window, you can relist your shares at a discounted price. If you choose to buy shares from an off-market sale at a discounted price.
When you create a new listing, your shares are made available for buyers to purchase. It is possible that no one buys your shares in this case, they simply won’t sell and you will retain ownership of the shares.
It is possible that buyers purchase only a few of your shares and not all. This is known as a partial sale.
In such a case, you would retain ownership of your portfolio and you would receive the proceeds from the sale of the shares that were sold.
You will be able to keep your shares in the sale again in the next exit window.
Shares are sold on a first-in first-out approach based on your listing date.
Example:
Seller A wants to sell 200 shares on Property X
Seller B wants to sell 100 shares on Property X after Seller A
Buyer C buys 250 shares on Property X
Result:
Seller A sold all the shares
Seller B sold 50 shares, keeping another 50 in their portfolio

Who is able to purchase the shares?
Anyone who has completed the onboarding process and has passed KYC/AML checks had an active account and is registered in the State.
An investor can be approved after the property becomes live. Investors must be registered to participate in buying shares during the next window.
